Before you commit.
How do you price a renovation?
Line by line after a walk-through, so the number reflects your actual layout, materials and scope rather than an average. There are no catch-all line items that get billed up later. The number you sign is the number you pay, and any change order is agreed in writing before the extra work starts.

What should I have ready before the walk-through?
Nothing formal. Photos, rough measurements or a floor plan help if you have them. If you are working to a move-in date or an event, say so on the first call. We would rather tell you a date is not realistic than agree to it and miss it.
Who signs off on the work.
Which municipality issues my building permit?
It depends where you are. North York and East York go through the City of Toronto, since both were amalgamated into it in 1998. Vaughan, Richmond Hill and Markham each issue their own. Aurora goes through the Town of Aurora, and Stouffville through the Town of Whitchurch-Stouffville. We pull the permit and handle the inspections wherever the property is.

Do you take demolition-only or excavation-only jobs?
Yes. Interior strip-outs, wall removals, garage and shed teardowns, walkout digs, grading and trenching are all taken as standalone jobs, with bins, hauling and disposal as line items in the quote.
